Yes. DSCR (Debt Service Coverage Ratio) loans are one of our core specialties. DSCR loans let investors qualify based on rental property income - no W-2s, tax returns, or personal income documentation required. Available for single-family rentals, 2-4 unit properties, and short-term rentals in NJ, PA, and FL. LLC titling is available.

Do you offer bank statement loans for self-employed borrowers?

Yes. Bank statement loans are available for self-employed borrowers, business owners, freelancers, and contractors who cannot qualify using traditional tax returns. We use 12 or 24 months of bank deposits to calculate qualifying income - no tax returns required. Available in NJ, PA, and FL.

What is the minimum credit score to qualify?

Minimum credit score requirements vary by loan type. Most programs require 620-640. Conventional and FHA loans may require 620+. Non-QM programs (bank statement, DSCR, ITIN) typically require 620-680. A higher score of 700+ unlocks better rates on most programs.

What is the minimum down payment for a home purchase?

Down payment requirements vary by loan type. FHA loans require as little as 3.5% down. Conventional loans start at 3-5% for primary residences. ITIN loans typically require 10-20% down. DSCR loans typically require 20-25% down. Bank statement loans often start at 10-15% down.

Most purchases close within 30-45 days of application. Pre-qualification typically takes 24-48 hours. DSCR loans often close faster (3-4 weeks) because there is less income documentation to verify.
